Costa Niemeyer sits on one of the most photographed stretches of Rio: Avenida Niemeyer, at the bend where Leblon ends and the road runs tight against the rock, ocean on one side, hillside on the other. Three buildings — named Arpoador, Ipanema and Leblon — are set on terraces cut into the slope, which is why almost every unit faces the sea head-on.
These are studios from 31 to 63 m², with one bathroom and no parking space. The absence of parking is not an oversight, it defines the product: people who buy here walk rather than park. Leblon starts a few minutes away and the promenade runs unbroken to Ipanema.
The shared areas were designed for a resident who is rarely home and for a home that earns while the owner is away: a staffed lobby, mini market, shared laundry, a pool with a bar and an ocean view, sauna and a glazed gym facing the beach. The developer's material even includes a rental support desk, under the line "renting is easy, sharing is smart" — the product assumes a good share of the units will generate income.
The show units make clear what this footprint delivers when the view does the heavy lifting: studios with floor-to-ceiling glazing towards the ocean, terraces with private plunge pools in the front units, and one layout with the bathtub set directly in front of the window.
It joined Nane's selection for the address, which cannot be recreated. Avenida Niemeyer is a closed stock: few plots, almost nothing new launched there and what exists is old. Buying 31 m² facing the ocean between Leblon and São Conrado is a different bet from buying 60 m² in an emerging neighbourhood — and it is worth being clear about which bet you are placing.
